Bed Bug Management for Apartments

Posted on: May 1, 2018 by in Uncategorized

Here at ProChem ProActive we get questions about bed bugs in apartments all the time.  Who is responsible for the treatments costs?  What are the steps I should take after finding bed bugs in a unit?  Isn’t there a cheaper way to kill bed bugs?  These are just a few of the MANY questions that come to mind to tenants and apartment property managers.  The most important step in bed bug elimination is education.  Know your enemy, and how to kill them.  That is why we have compiled this list of FAQ specially for apartments managers and tenants.

I found bed bugs in my unit, what do I do?

First, review your rental agreement for any pertinent provisions as to your rights and obligations as well as those of your landlord.  You should always report (in writing) to your landlord or property manager as soon as you suspect a problem.  If you can prove that the bed bugs were there before you, then your landlord will be responsible to cover the treatment, you may also be entitled to an offset on rent and/or a reimbursement if you have any out-of-pocket expenses related to the bed bug issue.  Remember: Bed bugs DO NOT equal an unclean living situation.  Bed bugs can affect ANYONE, so you should be ashamed if you brought home bed bugs.  Be open with your landlord and get the problem solved ASAP before it spreads.

One of my tenants just reported bed bugs, what is my responsibility?

Because of bed bug’s tendencies to move from room to room by traveling under floors, through walls or hitching a ride on visitors, it is essential that you SOLVE any bed bug report quickly and efficiently.  A single unit infestation could turn into an entire floor problem in no time, so your reaction time is KEY!  Proactive landlords should have a routine bed bug inspection performed several times a year to keep on top of any issues as they arise.  Whether you have worked into your lease agreement that you, or the tenant, pays for the bed bug treatment, you should always be up-to-date on the status of the issue.  You may also need to suggest any surrounding rooms be inspected for bed bugs as well.  DO NOT ignore a bed bug report!  This can lead to large, hard to control infestations, costly repairs and clean up, lost business, and even lawsuit.

I’ve been treating these bed bugs for months, isn’t there a quicker and more effective treatment option?

Yes, that’s where ProChem ProActive comes in.  Traditional chemical treatments alone can take a LONG time to kill all the bugs.  This is because the chemical treatments require that each bug come in contact with the insecticide.  The eggs, small nymphs and hidden bed bugs may not ever some into contact with the poison in time, resulting in “re-occurring” infestations.  To end a bed bug problem you need to kill all the bugs, even those tiny eggs, quickly before the bugs can move, hide, or reproduce more hidden eggs.  Heat treatments work really well because the bugs are killed within 15 minutes of the lethal temperature being reached.  Heat permeates the entire room, even the places where you can’t see.  That means that those tiny hidden eggs are killed too!

How do I KNOW the bugs are gone?

Whether you are a tenant or landlord you will want to be sure that the bugs are dead.  K-9 detection is the BEST way to do certain that your treatment was successful.  ProChem ProActive has a K-9 detection team that can inspect before and after any treatments to ensure total elimination.

OK, Where’s the number to call?

Right here!  We can’t wait to work with you!  Call us at (866) 674-7779 to schedule your inspection and heat treatment.

Busting Bed Bug Myths

In the world of pest control there are a lot of myths and old wives-tales that can be misleading or completely false.  This leads to many failed DIY extermination attempts and un-necessary fear.  ProChem ProActive is here to put an end to those pest control myths….starting with bed bugs.

Here are some of the most well-known Bed Bug myths and if they are true or not:

Myth: You can’t see bed bugs

Reality: You can see all bed bugs, even the babies and nymphs with the naked eye.  However, for the most accurate inspection possible you should use magnification devices and K-9 detection.

Myth: Bed Bug only infest dirty people

Reality: Bed bug can affect anyone, even the cleanest locations.  While clutter does give them more places to hide, it is not a requirement for their survival.

Myth: Bed Bugs only come out at night

Reality: While bed bugs prefer darkness, keeping a light on will not keep them from biting you.

Myth: Pesticides will easily solve a bed bug problem

Reality: Pesticides often take multiple applications, months or treatments, and often result in failed attempts when used alone.  The best way to kill bed bugs is with heat.  Chemical applications are sometimes used as a compliment to the heat treatments in more extreme cases or as an extra precaution.  Heat treatments are known to kill bed bugs with just one application and have been proven to be ultra-effective at completely ENDING a bed bug issue.

Myth: The only place to get bed bugs is at a nasty hotel

Reality: You can pick up bed bugs nearly anywhere.  Public locations of all kinds have had bed bug issues.  Common places to find bed bugs are in movie theaters, libraries, apartments and motels, airports and public transportation.

Myth: Any exterminator can kill bed bugs

Reality: While many exterminator list bed bugs on their website as a service they offer, verey few actually have the necessary experience and training to perform effective treatments.  If you have a bed bug problem be sure to research your pest professional carefully.  Find out how many bed bug treatments they complete every year.  Make sure they have positive reviews online and ask your friends if they recommend anyone.  Finally, always ask if they offer heat treatments and k-9 follow-ups.  These treatment and detection methods are the BEST in killing bed bugs.

If you have a bed bug problem, or any other pest related issue give ProChem ProActive a call.  We can solve any pest problem!

The Most Common Winter Pests in the Las Vegas Area

As temperatures drop some insects are encouraged to hibernate for the winter, but those who don’t are forced to look for a warm spot to wait out the long winter months.  Unfortunately, human residences provide the perfect hiding place for many of these pests.  Here is a short list of bugs that you might see the winter in your Las Vegas home.

  1. Bed Bugs

Bed bugs are year round pests that can infest any home during any part of the year.  Bed bug issues are common to the Las Vegas area due to the high traffic of people coming in and out of the city.  Bed bugs hitch rides on unsuspecting passengers and can move from location to location, especially during the holidays.  It is always important to inspect your luggage and other items when traveling so you don’t bring bed bugs home with you from your winter vacations.

  1. Ants

When winter arrives in Las Vegas many homeowners assume that they won’t see ants until summer, but in fact ants are more resilient that you might think.  Ants are known for finding clever ways into your home and are attracted by food that has been left out or not properly stored.  There are about 20 species of ants native to the Las Vegas area.  These ants include, Argentine ants, southern fire ants, and California harvester ants.  These ants can be extremely invasive and hard to get rid of without the help of a professional exterminator.

  1. Cockroaches

German cockroaches are drawn to the food you might have laying around your house, and when they crawl across it they can leave behind a variety of bacteria and viruses.  Their feces and shed shin and can also cause allergy and asthma flare-ups.  German cockroaches can find their way into your home in a variety of ways including inside shopping bags, in food boxes, and/or other containers of food brought into the home.  Cockroaches reproduce very quickly making infestations hard to treat for inexperienced homeowners and exterminators.  Hiring a pest professional that is experienced in cockroach elimination is key to getting rid of a cockroach problem for good!

  1. Rats

Roof rats are common to the Las Vegas area and can be identified by their sleek brown or black fur and long thin tails.  They can grown up to 15 inches long and closely resemble the common house mouse.  Roof rats invade homes by climbing through holes around vents and windows.  They are capable of fitting through very tight spaces and can become a major problem if allowed to reproduce. Look for droppings and gnaw marks to tell if you might have a roof rat problem.  Rats can carry many germs, viruses, and diseases and should be eliminated asap.

  1. Spiders

Cool weather send s spiders looking for warmth and your home provides everything they need.  While most spiders are harmless to humans there are a few that you should look our for this winter.  Brown recluse, the hobo spider, and the black widow all have painful and potentially dangerous bites that can lead to many health problems.  Spiders can crawl through tiny holes and invade a home, make sure you seal your home well before the winter months to deter these creatures from entering your home.

Scorpions Take Over Las Vegas

Scorpions strike fear into the hearts of many Las Vegas residents and those who live throughout Nevada due to their wide spread prevalence throughout the state.  A few areas in Las Vegas are known as the most infested areas in the city.  Many times pest professionals are called and have reported seeing scorpions on the walls and ground in these areas. Scorpions are also commonly seen under rocks, and in bushes and trees.

Top 3 Scorpion Infested areas:

  • Mountains Edge/Fort Apache
  • Hualapai
  • Spring Valley – Buffalo/Flamingo

In these highly-infested areas/neighborhoods it is not uncommon to find hundreds of scorpions during a single black light search.  If you live in these areas and have landscaping that includes water you are at an increased risk of having scorpion problems.  Scorpions can be dangerous and can inflict a painful sting if encountered.  Therefore, ProChem ProActive advises that you call in the professionals before trying to deal with the problem yourself.  ProChem ProActive will do a detailed inspection and provide a treatment plan that will ensure that the bugs are killed.  A chemical spray will likely be applied to the exterior of your home.  If the scorpions have moved indoors a heat treatment may be applied to kill all scorpions that are hiding inside the home.

Bed Bug Settlements Can Be Costly For Businesses

Imagine waking up to your child screaming and crying that there are bugs crawling on and biting him.  This nightmare has happened to countless families in their homes, or at hotels and motels.  Large bed bug settlements are being awarded to families around the country because of negligent business owners who fail to properly treat or document treatments of bed bug problems.  While we see this most commonly with hotels/motels there have been countless cases against furniture companies, moving companies and public transportation companies as well.

How To Avoid A Claim Against Your Business

In the story mentioned above, the family of the young child was awarded $225,000 in their case against the furniture company that sold them bed bug infested bed frames.  The child was taken to the pediatrician and was prescribed a few allergy medications due to the mild allergic reaction that resulted from multiple bed bug bites.  The furniture company was found guilty of negligence for not properly treating the bed bug problem.  Often, without proper documentation of regular inspections and treatments, a business can be found guilty of negligence because of lack of evidence that the problem was being treated properly.

To avoid a lawsuit like this happening at your business make sure that you follow the tips below.

  • Always perform regular inspections of your business. This is especially important for high traffic areas and hotels/motels.  Treatment and inspection schedules are available from professional bed bug elimination professionals, such as ProChem ProActive.
  • Always document any bed bug sightings, inspections, and treatments. ProChem ProActive can show you how to properly log all interactions.  In most cases, if the court can prove that you knew about a bed bug issue but didn’t react properly then you will be liable for all damages.
  • If any customers report bites or sightings – TAKE THEM SERIOUSLY! People rarely complain about bugs when there isn’t an issue.  Every sighting should be thoroughly investigated.  Long term exposure to bed bugs can cause psychological damages to the victims.  While this is devastating to the victim, it is also very damaging in any lawsuit against a business or property management company.  This is most important for apartment management companies and locations with long-term residents.

How ProChem ProActive can help:

ProChem ProActive is experienced in keeping businesses bed bug free and treating any potential problems extremely quickly.  The goal is to find any bed bug issues while they are small and BEFORE your customers notice.  Bed bugs can invade ANY business, and if they are eradicated quickly the problem can go un-noticed.  ProChem ProActive offers routine inspections and treatment schedules to fit any business.  The ProActive program also offers facilities the ability to certify the property Bed Bug Free. Bed bugs can be a costly and embarrassing problem for any family.  While there are fast and effective ways to eliminate a bed bugs problem (just ask one of our technicians at ProChem ProActive), the best way to keep your house bed bug free is to never let them move-in in the first place!  Here are 10 ways you can avoid bed bugs this year!

  1. Learn About Bed Bugs – Understanding bed bugs, their habits, and ways to detect their presence is the first step in preventing them from invading your home.  You can start your research on our blog at http://prochemproactive.com/blog/
  2. Do Some Spring Cleaning – A cluttered house gives bed bugs plenty of places to hide and makes treating the area must harder. Just make sure you do this cleaning BEFORE you notice that bed bugs are living in your home…otherwise you could spread the infestation to others while disposing of your items.  Always inspect any items you plan to donate to avoid spreading any potential problems to others.
  3. Inspect Your Home Regularly – Check for signs of bed bugs in common areas around your home – Beds, chairs, couches, drapes, carpeting…ect. Don’t just limit this search to your bedroom – remember that bed bugs can live in any room of your home.
  4. Change your Bedding Regularly – Change your sheets no less than every 2 weeks. Always use hot water and hot dryer settings for your sheets.  This is also a great time to inspect the mattress and box springs for signs of bed bugs.
  5. Vacuum Often – Keep your furniture and floors clean. Don’t forget to vacuum cracks in wooden floors, baseboards, door and window frames and under the bed.
  6. Get Talking! – There is no shame in bed bugs…anyone can get them…anyone can share them. By talking about bed bug information, you can help others be more aware of the risks and reduce the likelihood to picking up bugs from any of your friends.
  7. Inspect Children’s Backpacks – Bed bugs can be picked up almost anywhere. Schools, buses, day care facilities, movie theaters, and libraries are common places to find bed bugs.  Always inspect articles of clothing and bags when returning home.
  8. Avoid Thrift Store Furniture – Be very careful when selecting furniture from second hand or thrift stores. Have all furniture inspected thoroughly and cleaned carefully BEFORE bringing it into your home.  This also includes rental furniture!
  9. Leave Your Luggage Outside – When returning home from a trip take extra precautions when bringing your things back inside. Bed bugs can easily hide on the outside of your luggage, as well as in your clothes and other belongings.  Leave the suitcases outside or in the garage and always wash all items inside on warm settings before placing them back in your drawers.
  10. Call In The Professionals – If you do end up with a bed bugs problem don’t hesitate to call in the professionals. At ProChem ProActive we deal with bed bugs everyday and have the knowledge, expertise and equipment to END your bed bug nightmare before it becomes a health risk to your family.  Many DIY methods are simply not effective against bed bugs, AND/OR come with some serious health risks.
